SSG offers environmental health housing inspections to both tenants and landlords, focusing on the condition of the property and its impact on health and safety. Poor-quality housing is known to harm health, and evidence shows that exposure to inadequate housing conditions including damp, cold, mould, and excessive noise is strongly associated with poor health outcomes, affecting both physical and mental wellbeing.

Our inspections are carried out using the Housing Health and Safety Rating System (HHSRS). We conduct detailed assessments to identify housing hazards and assess their severity through formal scoring. The resulting report includes photographic evidence of identified hazards, clearly highlights areas requiring repair or remediation, and provides practical recommendations and advice to help mitigate risks and improve living conditions.

The New 2026 HHSRS Laws Are Here. Are You Compliant?

Following the passage of the Renters' Rights Act, the legal landscape for landlords has drastically shifted. Private landlords can no longer issue Section 21 "no-fault" evictions. This means tenants can legally report structural and safety issues without fear of retaliation, and local authorities are aggressively hunting for property non-compliance.  

The Ministry of Housing has officially compressed the framework down to 21 mandatory hazards, giving local councils unprecedented powers to crack down on poor property conditions. 

  • Instant £7,000 Civil Penalties: Local councils can now issue fines of up to £7,000 per Category 1 (Serious) hazard directly to landlords on the spot—without a court hearing. 

  • £40,000 Non-Compliance Fines: If you fail to act on an official council Improvement Notice, maximum fines have skyrocketed from £30,000 up to £40,000. 

  • Rent Repayment Orders (RROs): Under the expanded framework, tenants can force landlords to repay up to 12 months of rent for ignoring serious physical defects.

We tailor our HHSRS inspection pricing to your location. While SSG is based in the Northwest, we are happy to travel further afield—we simply factor any extra distance into our costs. If you need an inspection in London, these start at £850 and are subject to availability.

LANDLORD COMPLIANCE HHSRS INSPECTION

SSGS offers HHSRS inspections for landlords to ensure compliance. We assess for 21 potential hazards which include: damp, mould, excess cold and domestic hygiene. Our environmental health house inspections are undertaken using the HHSRS (Housing Health & Safety Rating System) framework.

 

We conduct HHSRS inspections to the same standard as the local council environmental health officer.
