HHSRS INSPECTION

Please note: this is a distinct service from our immigration housing inspections.

 

SSG offers environmental health housing inspections to both tenants and landlords, focusing on the condition of the property and its impact on health and safety. Poor-quality housing is known to harm health, and evidence shows that exposure to inadequate housing conditions — including damp, cold, mould, and excessive noise — is strongly associated with poor health outcomes, affecting both physical and mental wellbeing.

Our inspections are carried out using the Housing Health and Safety Rating System (HHSRS). We conduct detailed assessments to identify housing hazards and assess their severity through formal scoring. The resulting report includes photographic evidence of identified hazards, clearly highlights areas requiring repair or remediation, and provides practical recommendations and advice to help mitigate risks and improve living conditions.

HAZARDS & HHSRS

We  assess for 29 potential hazards which include: damp, mould, excess cold, domestic hygiene, pests and refuse. Our environmental health house inspections are undertaken using the HHSRS (Housing Health & Safety Rating System) framework.

 

We conduct HHSRS inspections to the same standard as the local council environmental health officer. We cater for both tenants and landlords.​

​✅ The assessment could determine whether the property is unfit for human habitation.

✅ The assessment could be used by tenants to give notice to the landlord of the deficiencies and pinpoint hazards that need to be removed or mitigated.

✅ HHSRS assessment provides evidence to support your complaint if you are in social housing and using the Housing Ombudsman Service.

✅ Reduce housing disrepair claims for landlords and fines.

CONSULTATION

Please note that we do not provide environmental health inspections in London. As we are not publicly funded, an initial consultation fee of £15 applies to discuss your housing disrepair issue. During this consultation, we can offer general guidance on your housing situation, advise on the most appropriate steps to resolve the issue, and provide a quotation for an on-site environmental property inspection. 

 

Advice is only provided through a booked consultation. If you call to discuss your housing issue without requesting a consultation, we will not be able to advise you.
