What is a property inspection report?

The property inspection report is a supporting document in the visa application process. Our report is tailored for entry clearance or settlement visa applications. The housing inspection report conveys to the immigration officer that the accommodation is safe and fit for habitation and will not become overcrowded by the addition of the visa applicant (s). Our reports are compliant with relevant housing legislation and  are frequently used to support the following visa applications:

HOUSING INSPECTION REPORT FOR UK VISA

The housing inspection report can be completed by either a surveyor physically visiting the property or conducting a remote housing inspection. Both types of accommodation certificates are accepted by the Home Office. If you are unsure whether your property is suitable, please contact us.

Surveyor visits your home to perform the housing inspection. This includes assessing for health and safety and measuring rooms to calculate permitted number of occupants. 

Virtual Property Inspection Report

COMMON BOOKING QUESTIONS

How do I book a property inspection report?

In the first instance you should call or email us for a consultation. If you are booking a physical inspection, we will hold the provisional slot for 24 hours only. Bookings only have confirmed status once payment is made via our online booking and payment system.

Will my house be big enough to accommodate my spouse or visitor?

We offer an initial consultation over the phone. We have also developed an interactive housing calculator you can use prior to the inspection. Whether the property is actually sufficient is only determined by the inspection.

I live with friends in a house that is rented, can I book a property inspection?

Living in rented accommodation with friends may result in the property falling within the definition of a HMO. We only undertake HMO inspections if the property is subject to mandatory licensing.

UK VISA ACCOMMODATION REQUIREMENTS IN 2025

The accommodation standards that must be met for the property to pass the inspection for an accommodation certificate to be issued are below, this is for a standard dwelling, not a HMO.

 

  • The property must be safe, in a good state of repair and not contravene public health regulations. We assess the property using the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 to determine if there are any Category 1 or 2 hazards present.

  • The property does not share a bathroom or kitchen with another household - unless they are from the same family as the person(s) coming to the UK.

  • The property is owned or occupied exclusively by the sponsor/sponsor's family (the property is not suitable if it is shared with members of another family).

  •  A current gas safety certificate from the landlord (only for rented accommodation).

  • The property has sufficient space and will not become statutorily overcrowded  under the Housing Act 1985. We consider the rooms and occupants when determining if statutory overcrowding is present or will occur with the addition of the proposed occupant (s).

  • Valid EPC (Energy Performance Certificate), minimum rating E (only for rented accommodation).
