What is a property inspection report?

The property inspection report is a supporting document which provides strong evidence to the Home Office (UKVI) that an independent assessment has taken place of the accommodation and the property is considered adequate. This means the property will not be overcrowded and there are no public health and safety concerns. Our reports are frequently used to support the following visa applications:

- Spouse visa

- Fiance visa

- Visitor visa

- Further Leave to Remain (FLRM) 

HOUSING INSPECTION REPORT FOR UK VISA

The property inspection report can be completed by either a surveyor physically visiting the property or conducting a remote housing inspection to produce the accommodation certificate. 

 

Both types of housing inspection reports are accepted by the Home Office. Physical onsite housing inspection reports start from £80 and the remote property inspection report online costs £99. Please see price list for on-site inspections or contact us with your postcode for an accurate price. 

HOW TO GET A PROPERTY INSPECTION REPORT?

Follow the steps below to get your property inspection report booked.

Fill in the contact form and we will give you a call-back or email you with a price for the property inspection report.

2.

Provisional booking slots for on-site inspections will be held for 24 hours only. The booking  has a confirmed status once the booking form is completed.

3.

We accept bank transfer and online payment. Cash payment is subject to status and   depending on the area, please enquire before making the booking.

4.

Both the virtual property inspection & on-site inspection can be booked by completing the  booking form which also processes the payment.

5.

UK VISA ACCOMMODATION REQUIREMENTS IN 2024

The accommodation standards which must be met for the property to pass the inspection and an accommodation certificate to be issued are below:

 

  • The property must be safe, in a good state of repair and  not contravene public health regulations. We assess the property using the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 to determine if there are any Category 1 or 2 hazards present.

  • The property does not share a bathroom or kitchen with another household - unless they are from the same family as the person(s) coming to the UK.

  • The property is owned or occupied exclusively by the sponsor/sponsor's family (the property is not suitable if it is shared with members of another family).

  •  A current gas safety certificate from the landlord (only for rented accommodation).

  • The property has sufficient space and will not become statutorily overcrowded  under the Housing Act 1985. We consider the rooms and occupants when determining if statutory overcrowding is present or will occur with the addition of the proposed occupant (s).

  • Valid EPC (Energy Performance Certificate), minimum rating E (only for rented accommodation).
