The Home Office guidance emphasises the assessment should be undertaken by a professional and states: "Obtain an independent assessment of the number of rooms and occupants of the proposed accommodation. A report from a suitably qualified body certifying that a personal inspection has been carried out and giving details of accommodation inspected is usually acceptable for this purpose. Above all, the Entry Clearance officer must be satisfied that the accommodation will not become overcrowded within the definition of the Housing Act 1985 or that it will not contravene public health regulations."

What is the housing inspection assessment criteria?

The accommodation standards which must be met for the property to pass the inspection and an accommodation certificate to be issued are below:

 

  • The property must be safe, in a good state of repair and  not contravene public health regulations. We assess the property using the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 to determine if there are any Category 1 or 2 hazards present.

  • The property does not share a bathroom or kitchen with another household - unless they are from the same family as the person(s) coming to the UK.

  • The property is owned or occupied exclusively by the sponsor/sponsor's family (the property is not suitable if it is shared with members of another family).

  •  A current gas safety certificate from the landlord (only for rented accommodation).

  • The property has sufficient space and will not become statutorily overcrowded  under the Housing Act 1985. We consider the rooms and occupants when determining if statutory overcrowding is present or will occur with the addition of the proposed occupant (s).

  • Valid EPC (Energy Performance Certificate), minimum rating E (privately rented accommodation).

Virtual Property Inspection Report

Sponsor provides key information, such as measurements of rooms and pictures for the surveyor to complete the assessment. Price starts from £99. Only suitable where the occupancy is low.
