Housing Inspection Report London

The property inspection report for UK immigration purposes is required for UK entry clearance and settlement applications. The accommodation certificate is the only document that proves an independent housing assessment has taken place to the entry clearance officer and the accommodation is adequate. The Home Office expects you to evidence how you meet the adequate accommodation standards and our housing report allows you to do so.

SSG (Scientific Services Group Ltd) is an environmental consultancy with considerable expertise with preparing housing inspection reports for visa. For the Greater London area we provide an affordable online property inspection report for £99. The Home Office or UKVI recognises and accepts our immigration inspection reports.

The housing inspection will examine the following:

  • The number of rooms and occupants of the proposed accommodation.

  • Whether the property is safe, in a good state of repair and doesn't pose a health and safety risk.

  • Establish whether the property would become overcrowded with the applicant (s) moving in.

The online inspection works differently to the traditional on-site inspection we provide. Please familiarise yourself with the online property inspection guidance. Get your report done by a certified surveyor who understands both housing legislation and the immigration rules.

What types of visa applications can the property inspection report be used for?

Our housing inspection in London can be used for various types of visa application where evidence is required to evidence you have adequate accommodation.

Housing inspection reports UKVI compliant

The accommodation standards that must be met for the property to pass the inspection for an accommodation certificate to be issued are below:

  • The property is fit for habitation and is safe, in a good state of repair and not contravene public health regulations. We assess the property using the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 to determine if there are any Category 1 or 2 hazards present.

  • The property does not share a bathroom or kitchen with another household - unless they are from the same family as the person(s) coming to the UK.

  • The property is owned or occupied exclusively by the sponsor/sponsor's family (the property is not suitable if it is shared with members of another family).

  • A current gas safety certificate from the landlord (only for rented accommodation).

  • The property has sufficient space and will not become statutorily overcrowded under the Housing Act 1985. We consider the rooms and occupants when determining if statutory overcrowding is present or will occur with the addition of the proposed occupant (s).

  • Valid EPC (Energy Performance Certificate), minimum rating E (only for rented accommodation).
