The property inspection report for UK immigration purposes is required for UK entry clearance and settlement applications. The accommodation standards that must be met for the property to pass the inspection for an accommodation certificate to be issued are below:

The property is fit for habitation and is safe, in a good state of repair and not contravene public health regulations. We assess the property using the Housing Health and Safety Rating System (HHSRS) under the Housing Act 2004 to determine if there are any Category 1 or 2 hazards present.

The property does not share a bathroom or kitchen with another household - unless they are from the same family as the person(s) coming to the UK.

The property is owned or occupied exclusively by the sponsor/sponsor's family (the property is not suitable if it is shared with members of another family).

A current gas safety certificate from the landlord (only for rented accommodation).

The property has sufficient space and will not become statutorily overcrowded under the Housing Act 1985. We consider the rooms and occupants when determining if statutory overcrowding is present or will occur with the addition of the proposed occupant (s).

Valid EPC (Energy Performance Certificate), minimum rating E (only for rented accommodation).
